Vital Information For Phoenix Estate Buyers

By Susan Russell

When someone intends to purchase property, they first search on their own on those available. Often, they will then consider hiring an agent who will help make the process of purchase easier. However, Phoenix Estate Buyers should be warned that some of the experts tend to use unorthodox means on them to fulfill selfish objectives. Some of the common ones are discussed below.

The first tactic involves showing the buyer a list of houses that are above their budget as they know that the buyer cannot resist it, especially if they have the qualities they are searching for. In this strategy, the agent can either show you a good house with all the traits the buyer is looking for which is at a higher cost, then show them all the other cheaper houses without all the traits.

The tactic above thus further convinces the clients to buy the expensive one which is more agent commission. Some agents may also want to further increase their commission through claiming that there are a large number of bidders to the property thus the client may need to further increase the amount to pay for the house so as to compete with the other bidders for the sale.

It is important to note that when there is high competition for a particular property, the bidders are usually requested to write down the amount they intend to pay for the building and seal it in an envelope which is sent to the seller. The highest priced bidder gets to the buy the home. However, some agents have also used this tactic to manipulate clients for more money.

Another tactic by the agents is having the client use a specific lawyer, mortgage financial adviser or surveyors that they recommend and claim that it is necessary when dealing with the company of the agent. This is usually a tactic by the agents that allows them to get a high commission form the experts once they refer the buyer to them. They will thus avoid a buyer who claims they have their experts.

For most agents, their main aim is usually selling a property. However, in some instances, this is not the case as they are usually more focused on preventing the sale. They do this mainly with the aim of reserving the house to sell to someone else at a higher commission or they may want to purchase it themselves. For such properties, an agent will compel the buyer that the house is unworthy.

It is also important to note that the agents are always aiming at making a sale in most cases if, they do not have hidden intentions example blocking the buying of property. The need to ensure that a buyer buys property will thus involve having to convince a buyer into making a purchase through compromising instead of holding on and continue their search for their dream home.

After carrying out all the above scams, the agents are still able to make sales and swindle many clients. However, thorough being informed on some of them, a client can be able to avoid them. However, it is best to ensure that they hire the right agents who are good hearted as they will ensure that their clients are pleased with their purchase.
